Property Evaluator - Real Estate Investment Calculator App Reviews

Property Evaluator is an absolute must for any real estate investor OR potential investor, by prudently entering data you receive a thorough analysis of your potential investment. The ability to add YOUR OWN "customized " expenses, revenues, and even detailed repair/renovation expenses, makes this a very special program that can be applied to every unique situation. I use it in Canada and it has Canadian specific input and calculations, something you seldom find in a US based program. Of course for you US customers it covers all of your bases and more!! The ability to manipulate the input data allows you to analyse any number of "what if" combinations. Once you are satisfied with your input data; Property Evaluator generates an output that is detailed, easy to read and interpret. The resulting analysis is a VERY OBJECTIVE "document" that clearly identifies the viability OF YOUR POTENTIAL INVESTMENT. In my opinion Property Evaluator is a must have for any real estate investor, even if you are experienced and have your own spread sheets (like I had) there is no substitue for Property Evaluator, it is simply the best real estate property evaluation tool I have even seen. Great App. There should be a discount to be able to install on IPAD,IPHONE, MAC Book for the same price, and be able to sync accross all of them. There should be the ability to add at least a dozen picutres, perhaps 4-6 per page. Add logo and so on.

Great thanks joel Your program is awesome. Like you i used to do my spreadsheets , create formulas blah blah. This is so much easier. Especially the pro version. Worth the $50 I can now analyze worth of reno vs not and do comparisons on all potential properties. Has net cash flow per property, which is the most important number when doing your analysis. But also needs net profit under the net performance category. Ie. Operating Profit Less Interest Payments = Net Profit (amount that you would pay income tax on at end of year). Nice job, great app for prelim due diligence. I recommend that novices pay special attention to the net cash flow.

I spent over $10,000 tryingto develop proprietary software to analyze multi-family property and this thing does more, and with ore accuracy, than when I ended up with. I use the REIA spreadsheets if I want to get really detailed, but I always use this software fot my first blush analysis. It is accurate and spits out an excelletn, professional presentation. i have the ipad version and the iphone one as well. When I’m walking though a building I’m thinking of buying I just start plugging in the numbers.

This is a well-written and good looking app. It is simple to use and provides all the standard real estate metrics in a handsome PDF report. This app is a hundred times more convenient to use than than my old messy spreadsheet!

I am a real estate agent and use this for every potential investment property that I present to my clients. It takes me a few minutes to enter some variables (expenses, income, etc), drag a picture in and click report, and I have a comprehensive detailed completely customized report. It does ALL the work for you. In a matter of minutes I cooked up this report and emailed it to my clients and simply say, here are the numbers, and numbers dont lie. and I include an attachment of comps to support the estimated rental income. Absolutely incredible and easy to use program. If apple made a investment evaluator it would like this. enough said. Worth every penny.

Im a real estae investor and I spend far too many hours trying to format excel spread sheets to get the desired end results. This app is a game changer for me. I can now quickly and easily enter the relevant property information, and I get a clean, well layed out easy to read property profile that I can share with clients. I contacted support requesting minor things and the response has been second to none.

This application is great for completing a comoprehensive rental analysis for a property. It works for single family homes, as well as apartment buildings. Great app! I wish it added further functionality for real estate flippers, you cant hold every property you purchase... Very useful program overall and highly recommend to other investors.

I have both the iPhone and Mac version of this software and I must say that the ability to sync the 2 would complete this app. Transporting beteween the two can be cumbersome.

it would be even better, if one could synchronize between desktop and iPad. Another great feature would be to be able to export the property data into a XML or CSV file in order to allow the calculation of the variation between planned profit figures vs. actual performance of the property over time.

I use the property evaluator to quikcly determine investor return for residential and multi-res property acquisitions. I have zero complaints so far. Its been a great tool as I can evaluate each property very quickly and input pictures for investor presentations. I currently use it on my mac and Ill probably get the iphone app as well so i can use it in the field. Im not sure if the two sync with each other (i can access previous properties in the list)…if not that would be a good feature.

The program coder emailed me right away and said that there was a bug in the 3.9 version and it will be fixed in the version which should be released shortly. That immediate response alone made change my review to 4 stars. ***************** Update* At first glance the program is and looks awesome. But after 5 minutes of use Ive found that its full of bugs and glitches. I couldnt add different units to a property, it wouldnt let me shut down the program. More of a pain than a benefit. I want a refund. Take your money elsewhere until the bugs/glitches are fixed.

If you are an investor, this is the best real estate evaluation app available. Super simple and intuitive to use. Ive been using the iPhone, iPad and now iMac versions. This App simply works. Its beautifully designed. I use it to store property info and to run what-if scenarios. It can do very simple quick financial and purchase analyses, or you can plug in extra data and do very complex ones on multi-unit rental properties. It allows you to run various purchase scenarios, mortgage scenarios, and it does a financial analysis of flip, buy & hold strategies, etc. with graphs and spreadsheets. It prepares nice reports and income projections with nice financials that are suitable for convincing conventional and hard money lenders. This software is a no brainer. Easily worth the price.

Finally a property investment tool made specifically for the Mac! This is a powerful, elegant and easy to use, must have, if you are making any real estate deals! The reports are logicaly laid out and have all the metrics I can think of needing. I enjoy running different what if scenarios and PE makes it super easy and fast! PE makes it easy to share lighting quick analysis with my partners. PE pays for itself with the first property. PE has already helped me find under performing properties, just by running the portfolio report!!! The support is phenomenal. I have had no issues with PE, I did want to offer some ideas and suggestions for future versions, so I sent an email and it was responded to by a real person. If you have any investment properties, or want to purchases any, you will not regret this app!

I own and operate a Real Estate Brokerage. I do tons of real estate investing with clients or by myself. This is by far the best investment analysis app avaiable.
