I am very pleased with this product and I am reviewing this again for a feature request. It would be great to get a way to compare and identify quickly the best income properties from the portfolio. I will leave that up to the developer to figure out how best to do this. Thanks!

This app is amazing just what I wanted totally worth the 50 bucks. Ive been a mac user since the dawn of time, Im sooooo happy I dont have to do the work for my business on PC. I am an investor based in Atlanta Ga, and I typically work with cash buyers. I was a little unsure if this program would be able to help me because I rarely calculate martgages but there is a way to disable the mortgage feature and get your calculations based on cash purchases. I contacted them and within minutes (literally) I got an email on how to do it. Thanks!

I help clients launch and operate real estate investment porfolios involving residential, multi-family and office buildings. I have been using this app for over two years and I can tell you that it has more features and a simple, intuitive and easy-to-use interface than other apps in the market. The reports look professional and really help me get the message through to clients, partners and lenders. I toggle between iPhone and Mac when versions, and one feature I would like to see is the ability to save and retrieve properties in multiple devices. Other than that, this app is a great tool and I use it all the time for my properties and those of my investors.

I have nothing negative to say, no suggestions. I use this program on a weekly basis and have been doing so for a couple of years now. I use it to show investors and homeowners what a real esate investment looks like on paper. I sell homes in Scottsdale and Phoenix and our market has been all over the place the past 10 years. It is great to be able to see on paper how a buy and hold investment strategy can pay off well even through less than desirable market conditions. This is simply a simple and great program with good reports. I would recommend it as high as any program I have as a Realtor.

I am closing on a multifamily double right now. I was able to use this app to do everything I wanted to track all cost for this purchase. Plumbing inspection, Property inspection, colsong cost, flood insurance, loan down payment, mortgage rate, appraisal, taxes, insurance, ect. everything. i can only say it is a great app. I recomend it to everyone who really wants to invest in property and know what its going to cost. Also asked like 5 questions and they responded in less than 24 hours to every question. Support was from the developer himself.

This app has helped me tremendously in analyzing potential real estate deals! Ive used the app for four months now and only have one suggestion: there should be a way to specifically indicate the length of time needed for "Term Loan Payments" in the Expense Category. Currently the default length of time is the same as the mortgage term (e.g., 20 years, 30 years) and if a term loan is shorter its difficult to accurately reflect that in the analaysis and reports.

This is a good app for quickly evaluating a property. The interface is easy to use. Also, the reports look great. I paid for both the Mac and iPhone edition. Sadly, you cannot sync between the two. That would be a step in the right direction for this app. Looks like other reviewers asked for this feature with no success. That’s unfortunate. I’d prefer and export/import feature for the Mac and iPhone/iPad editions. It would be helpful to manipulate the data in a spreadsheet. Depending on the implementation, an export/import feature would also enable users to sync and/or backup their property data easily. Until such features exists, I don’t recommend buying more than one copy of this program.

Ive been a supporter, user, and beta tester for this product. The choice to move to Mavericks-only support is a great disappointment. There are those of us who cannot move to Mavericks due to the removal of local phone and pad syncing; some of us are legally precluded from using iCloud for contacts. Its a shame to lose a great product, but adios.

I love a lot that the APP does to make things Clear and Simple for investors you maybe showing properties to. However, it is a pain that you cannot sync with other devices and that you have to buy each APP for each device separately. There are also a few things that I would like to see it do to make it a more sophisticated tool. If it could sync I would give it 5 Stars and the extra sophisticated stuff would be a great bonus. On the whole it is a very good app and I use it often. 1 suggestion might be to have it import and export data (i.e. Import a Rent Roll from Excel to save having to enter all the information manually and also perhaps the ability to recognize text so you don’t have to write “1 Bed 1 Bath” under Unit Type every time you start a new property (perhaps if that could be set up in Options?!?!). Finally I recommend the product.

Works well and wold be nice that if you buy the desktop you also get the mobile apps. Pricy to get all 3. Other than that it is a great tool.

I am writeing this review after owning this app for around 3 years and I love it. I use it on all my multifamilly acquisitions and recomend it often. I give it 5 stars because it is great for what it is and has proven itself as a wonderful aid. although it is a bit pricy, I use it so often that it has payed for itself over and over. I would like to make some functionallity suggestions that would be great to add: -It would be great if I could evaluate properties that I have operated for a few years, to see if they are keeping up with the projected numbers (in app). A date of purchase, historical NOI and CAP rates would provide useful retrospective evaluation data for a hold period. -the mortgage area under the purchase heading, could ask for more options. I would like to see a balloon option. ie 30 year term 4.5% interest, 15 year balloon payment. GREAT APP!

I gladly trashed the excel spreadsheets as soon as I picked up this app! It was everything I needed and very simple interface. The only thing I can suggest is being able to remove the 1st & 2nd mortgage fields on the property data. Most of my transactions are cash or IRA so there is no financing 90% of the time. Can’t wait to see future updates and features.

I am a Commercial Loan Lender and Broker. This app is great. I give it 4 out of 5 stars. The ONLY I didnt’ rate it 5 stars is because of the lack of scalability. I use and recommend this for any Real Estate Professional.

I love this app. It does some great calculations to help you become a better investor. I just wish it was working in the cloud so I could share the data between computers, iphone and ipads. I would also love to automatically get data from zillow so I can get an idea of the right purchase and rental prices in the area I plan to buy properties. The last one would be to color code ratios. I want my cap rate to show in red if this is not a great rate. Great job anyway, I highly recommend it.
